During a cooling tune-up, our technician cleans the condenser coil, checks refrigerant levels, inspects and cleans the evaporator coil, tests capacitors and contactors, verifies amperage draw on all motors, tightens electrical connections, calibrates the thermostat, checks the condensate drain, and replaces the air filter. During a heating tune-up, we clean the burners, test the ignition system, inspect the heat exchanger, check gas pressure, test safety controls, verify carbon monoxide levels, inspect the venting system, and check the blower motor.

For homeowners with newer systems, annual maintenance is often required to keep your manufacturer warranty valid. Most Carrier and Lennox warranties stipulate that the system must receive annual professional maintenance. Without proof of maintenance, a warranty claim can be denied. Our maintenance records are logged digitally and available to you at any time.

Maintenance Plan Pricing

$149 – $349/year

Our maintenance plans range from $149 to $349 per year. The Basic plan ($149/year) covers one system with spring and fall tune-ups. The Comfort plan ($249/year) covers one system with tune-ups plus priority scheduling, 15% repair discount, and no diagnostic fee. The Premium plan ($349/year) covers two systems with all Comfort plan benefits.

Plans are billed annually and can be canceled at any time. There are no long-term contracts. Many homeowners stay on our maintenance plan for years because the benefits far outweigh the cost: fewer breakdowns, lower utility bills, and a system that lasts years longer.

For homeowners who do not want a plan, individual tune-ups are available at $129 for AC and $129 for heating. The plan pricing represents a significant savings over individual visits.
